It is a new and exciting consumer facing brand, backed by an existing property management company to deliver thoughtfully managed hotels, residences and private villas across Thailand & South East Asia. ตำแหน่ง : Hotel & Residence Manager
Based in Phuket and reporting directly to the CEO, the Hotel / Residence Manager is responsible for the overall operational and guest-experience performance of our 100 private residences and villas.
This is a crucial role within the company, responsible for building trusted relationships with property owners whilst ensuring all properties are operated professionally, well maintained, profitable, and consistently delivering high levels of guest satisfaction.
This is a hands-on management role requiring strong operational control, excellent people management skills, and the ability to balance hotel-style service standards with the personalised expectations of villa guests.
KEY RESPONSIBILITIES
1. Overall Property & Operations Management
• Oversee the day-to-day operations of the hotel/residence and all villas
• Maintain and continuously improve standards of cleanliness, maintenance, and property presentation
• Act as the primary point of accountability for all operational outcomes across the portfolio
• Conduct regular property inspections and implement corrective actions where required
• Develop, implement, and enforce standard operating procedures (SOPs) across all properties
2. Building & Villa Day-to-Day Management
• Manage the daily running of the hotel/residence building including front-of-house, back-of-house, and all shared facilities
• Oversee villa readiness, condition, and presentation prior to every guest arrival
• Coordinate preventative and reactive maintenance schedules for both the building and villas
• Manage villa and building inventories, ensuring all furnishings, equipment, and amenities are accounted for, well-maintained, and replaced as needed
• Liaise with building management, strata, or juristic committees where applicable
• Ensure all health, safety, and fire compliance requirements are met across all properties
3. Supply Partner Management
• Identify, onboard, and manage a network of trusted ecosystem and supply partners including cleaning contractors, maintenance providers, landscaping, pool services, linen suppliers, and other property-related vendors
• Negotiate service agreements and ensure partners consistently deliver to agreed quality and cost standards
• Conduct regular performance reviews of all supply and ecosystem partners, replacing or upgrading as necessary
• Build a reliable, scalable supplier ecosystem that supports the growth of the July Living portfolio
• Ensure all partners are aligned with July Living’s brand standards, guest experience expectations, and operational requirements
• Manage purchase orders, supplier invoicing, and cost control in coordination with the finance team
4. Guest Experience & Satisfaction
• Champion a culture of exceptional guest service across all touchpoints
• Personally engage with guests during key moments of their stay to ensure satisfaction
• Resolve guest complaints and escalations swiftly and professionally
• Monitor and respond to online reviews (OTA, Google, TripAdvisor) and implement improvements based on feedback
• Develop and maintain pre-arrival, in-stay, and post-stay guest communication processes
5. Owner Relations & Reporting
• Serve as the primary relationship manager for a small group of property owners within the portfolio
• Manage owner expectations professionally and ensure all owner obligations are met in a timely manner
• Support onboarding of new properties into the July Living portfolio
6. Commercial & Revenue Performance
• Work closely with the revenue and reservations team to optimise occupancy and average daily rate (ADR)
• Monitor and report on property-level financial performance against targets
• Identify opportunities to grow ancillary revenue and improve operational margins
• Manage departmental budgets and control operational expenditure effectively
7. People Management & Team Leadership
• Lead, motivate, and develop the on-property team including front desk, housekeeping, maintenance, and villa staff
• Oversee recruitment, onboarding, training, and performance management of all direct reports
• Build a high-performance, guest-focused team culture aligned with July Living’s values
• Manage staff scheduling, rostering, and labour costs efficiently
SKILLS & EXPERIENCE REQUIRED
• Minimum 5 years of experience in a hotel or resort in Thailand
• Tech Savvy - Proficiency in property management systems (PMS), Excel, Word, Outlook, CRM Systems.
• Proven experience managing both hotel/residence-style and private villa operations.
• Strong knowledge of property operations, facilities management, and maintenance
• Experience working for a Property Management company would be useful but not essential.
• Experience managing vendor and supply partner relationships
• Excellent interpersonal and relationship management skills with owners and guests
• Solid understanding of Thai hospitality regulations and licensing requirements
• Strong financial acumen with experience managing budgets and reporting
• Fluent in Thai, Advanced English language skills are essential.
• Ability to work hands-on in a fast-paced, growing hospitality business
