About the Role

We are seeking an experienced In-House Legal Counsel to join our real estate development company in Phuket.

The successful candidate will provide day-to-day legal support across our property development, sales, corporate, contractual, and operational activities. This is a hands-on position requiring strong knowledge of Thai real estate law, property transactions, corporate law, and contract drafting/review.

The role will work closely with senior management, the sales team, finance/accounting, administration, and external legal advisers where required.

Key Responsibilities
• Draft, review, revise, and advise on legal agreements relating to our real estate developments.
• Review and prepare Reservation Agreements, Sale and Purchase Agreements, Lease Agreements, addendums, annexes, and other property-related contracts.
• Advise management and the sales team on contractual matters, client requests, proposed contract amendments, and legal questions arising during property transactions.
• Provide guidance on freehold and leasehold ownership structures, foreign ownership requirements, condominium ownership quotas, and other relevant Thai property regulations.
• Support property transfers, registrations, leases, and other transactions with the relevant authorities and Land Department.
• Review title deeds, company documents, permits, licenses, and other legal documentation relating to property development and transactions.
• Assist with legal due diligence relating to land, development projects, counterparties, and transactions.
• Advise the company on compliance with applicable Thai laws and regulations affecting real estate development and sales.
• Draft and review commercial agreements with agents, brokers, suppliers, contractors, consultants, service providers, and other third parties.
• Support corporate matters including company documentation, resolutions, shareholder/director matters, and coordination with relevant government departments.
• Identify potential legal and contractual risks and provide practical recommendations to management.
• Handle legal correspondence and assist in resolving contractual disputes or client-related legal matters.
• Maintain proper records and control of contracts, legal documents, corporate documents, and relevant licenses/permits.
• Coordinate with external lawyers, government authorities, and other professional advisers when specialist support is required.
• Provide clear and commercially practical legal advice while protecting the company's interests and reputation.

Candidate Requirements
• Bachelor's Degree in Law or higher.
• Qualified/licensed Thai lawyer preferred.
• Minimum 3–5 years of relevant legal experience, preferably within real estate development, property, corporate law, or a law firm with a strong property practice.
• Strong knowledge of Thai property and real estate law.
• Experience with condominium developments, freehold and leasehold transactions, and foreign property ownership is highly preferred.
• Strong experience in drafting and reviewing contracts in English and Thai.
• Good understanding of Thai corporate and commercial law.
• Ability to explain legal matters clearly to non-lawyers, including management and sales teams.
• Strong attention to detail and ability to identify contractual and commercial risks.
• Able to manage multiple matters simultaneously and work within commercially important deadlines.
• Professional, discreet, solution-oriented, and comfortable working directly with senior management.
• Strong written and spoken Thai and English.
