ตำแหน่ง : Financial Assistant to the Managing Director
Financial Analysis and Modeling
• Development and maintenance of financial models for development and construction projects (cash flow, IRR, NPV, ROI, sensitivity analysis).
• Analysis of construction cost structures and control of project CAPEX and OPEX.
• Preparation of scenario analyses (changes in pricing, timelines, payroll, financing structure, FX rates).
• Analysis of actual performance versus budget and financial models.
Budgeting and Financial Control
• Participation in the preparation and updating of project and corporate budgets.
• Budget execution control, variance analysis, and preparation of explanations.
• Monitoring of payment schedules and liquidity requirements.
• Preparation of management reports for the Managing Director and investors.
Reporting and Documentation
• Consolidation of management reporting across the group of companies.
• Preparation of financial reports for banks, investors, and partners.
• Support in preparing documentation for financing, credit facilities, and project finance.
• Liaison with Thai accountants and auditors (setting tasks, reviewing figures and financial logic).
Support to the Managing Director
• Financial calculations and analysis to support management decision-making.
• Preparation of analytical materials, presentations, tables, and executive summaries.
• Monitoring completion of financial tasks and adherence to deadlines.
• Participation in negotiations with counterparties, as required.
Regulatory and Local Practice
• Consideration of Thai financial and tax regulations.
• Understanding of practical interaction with Thai banks, accounting firms, and government authorities.
• Participation in deal structuring with consideration of local limitations and practices (foreign ownership rules, leasehold structures, BOI, SPV structures, revenue recognition in development projects, etc.).

Candidate Requirements
Education and Experience
• University degree in Finance, Economics, Accounting, or Corporate Finance.
• Knowledge of International Financial Reporting Standards (IFRS).
• 3–5 years of experience as a Financial Analyst / Economist / CFO Assistant / Director’s Assistant (preferably in development, construction, or investment).
• Hands-on experience in financial modeling.
• Experience working on international projects within multinational teams.
Professional Skills
• Advanced proficiency in Excel / Google Sheets (financial models, pivot tables, structured calculations).
• Strong understanding of project finance principles and real estate development economics.
• Experience in preparing management reporting.
• Ability to work with large datasets and structure complex information.
• Practical understanding of core Thai taxes and financial processes (VAT, WHT, CIT).
Languages
• English — strong working proficiency (written and spoken).
